What Is Experian RentBureau? Your Rental Payment History and Your Rights

If a rental application was denied over “rental history” you do not recognize, the file behind it may belong to Experian RentBureau — a rental payment history database inside Experian that most renters have never checked. RentBureau data is a consumer report under the Fair Credit Reporting Act, and when it is wrong you have the right to see it, dispute it free of charge, and be compensated for the housing it cost you.

What Experian RentBureau is

The CFPB’s consumer reporting company list describes RentBureau as collecting rent payment history from property owners, residential real estate managers, electronic rent payment services, and collection companies, and making that information available to the multifamily housing industry through tenant screening companies. Experian’s own pages describe the file’s contents: leases you have signed, on-time and late payments, returned checks, outstanding balances, and rental-related collection activity. The data cuts both ways — Experian also folds positive rent payment data into its standard credit reports — but on the screening side, an error in the file follows your applications silently.

Where RentBureau files go wrong

A landlord or rent-payment service reports a balance you already paid, or a late payment that was the landlord’s own processing delay. A dispute you had over a security deposit resurfaces as an “outstanding balance.” A collection entry survives after the underlying debt was resolved. Or another tenant’s history lands on your file — the same matching failure that produces a mixed credit file. Because the data feeds tenant screening companies like the ones in our tenant screening directory, one wrong entry at RentBureau can surface in report after report, from screener after screener.

Your rights: the file is free, and the dispute is federal law

Per the CFPB’s listing, RentBureau will provide one free report every twelve months on request — by phone at (877) 704-4519 or by mail at Experian RentBureau, P.O. Box 26, Allen, TX 75013 — delivered within fifteen days. Read every lease and payment entry exactly as it appears. If anything is inaccurate or incomplete, dispute it in writing with proof — canceled checks, bank statements, the lease itself — and the FCRA requires a reasonable investigation, free of charge, with correction of whatever cannot be verified. The landlord or company that furnished the wrong data has its own federal duty to correct it everywhere it was sent.
